Basement finishing in Port Barrington, IL
Basement finishing in Port Barrington often transforms underutilized lower levels into vibrant extensions of homes, particularly in the diverse housing stock here. For the quarter-acre homes along Nielsen's Channels, a finished basement can dramatically expand living space, often creating much-needed family rooms or dedicated work areas where none existed upstairs. In newer subdivisions like Deer Grove and River Walk, basements frequently start with higher ceilings and more generous footprints, allowing for elaborate entertainment zones or multi-room layouts. Many homes, regardless of age, present opportunities to address existing mechanicals creatively, integrating them into custom built-ins or cleverly concealed spaces rather than simply boxing them in. The work often involves navigating existing concrete slabs and foundation walls to install new flooring, framing, and finishes that seamlessly blend with the home's upper levels.
What Port Barrington homeowners ask for
Port Barrington homeowners frequently request basements with distinct zones: a dedicated home theater or media room, a private home office, and often an additional bedroom with an egress window. For families, the desire for a large, open recreational area for children is common, particularly in homes with compact upper-level layouts. Many also prioritize adding a full bathroom, recognizing the convenience and value it adds to a finished lower level.
About Port Barrington
Port Barrington homes span two eras: compact original-section homes near the water and newer subdivisions. This means remodeling can involve opening up older homes or updating kitchens and baths in the newer areas.
Port Barrington began in 1927 as Fox River Valley Gardens, a Fox River village whose original section still holds roughly 200 homes on quarter-acre lots along the man-made Nielsen's Channels. Newer neighborhoods — River Walk, Port Barrington Shores, and the early-2000s Deer Grove and Deer Grove North — came as the village grew. Families are served by Wauconda District 118 schools, with Metra's UP-NW line a short drive away at Fox River Grove and Cary.
The original 1927 homes along Nielsen's Channels may present lower ceiling heights and a greater need for modern drain tile solutions due to their age and proximity to man-made channels. Newer subdivisions like River Walk, Port Barrington Shores, and the early-2000s Deer Grove and Deer Grove North often feature basements with more favorable ceiling heights and better pre-existing moisture management systems. Given that homes draw water from private wells and use the Northern Moraine Wastewater Reclamation District for sanitary sewer, ejector pumps are often a consideration for new bathrooms, and plumbing layouts must account for these systems. The Fox River's proximity means floodplain review is crucial for lower-level projects, impacting egress window placement and foundation considerations. Mechanicals in older homes, particularly those built before the early 2000s, may be more centrally located or less efficiently routed, requiring creative solutions to integrate them into finished spaces.
Basement finishing in Port Barrington typically requires inspections for framing, electrical, plumbing, and insulation before drywall installation, ensuring all work meets safety and building codes. GS Construction & Remodeling manages the entire permit process, including drafting plans, submitting applications, and scheduling all necessary inspections with the village Building and Zoning Officer.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
