Basement finishing in Hawthorn Woods, IL
Basement finishing in Hawthorn Woods transforms typically underutilized lower levels into vibrant, functional extensions of your home. Given the village's prevalence of late 20th and early 21st-century construction, many basements offer generous footprints and higher ceilings, making them ideal candidates for significant expansion. Homes built in the 1990s and 2000s often feature open floor plans upstairs, and homeowners seek to mirror this openness downstairs, creating seamless flow between new recreation areas, home offices, or guest suites. Even the slightly older 1970s and 80s properties, while sometimes presenting lower ceiling challenges, still offer substantial square footage ripe for conversion into comfortable, modern living spaces. A typical project often involves framing new walls, installing new electrical and plumbing infrastructure, and creating accessible, well-lit environments that boost both daily living and long-term property value.
What Hawthorn Woods homeowners ask for
Hawthorn Woods homeowners frequently request dedicated home theaters or media rooms, leveraging the inherent quiet and darkness of a basement. Another common request is for multi-purpose recreation areas, flexible enough for children's play, adult entertaining, and fitness equipment. Furthermore, the addition of a full guest suite with a bedroom and private bathroom is a recurring demand, providing comfortable accommodation for visitors or live-in family.
About Hawthorn Woods
Hawthorn Woods incorporated in 1958 as an estate-lifestyle community, and its housing still shows it: roughly 96 percent of homes are detached single-family houses on large lots, with a median build year of 1998.
Nearly two-thirds of the stock went up after 1990, in subdivisions like Hawthorn Woods Country Club (where M/I Homes still builds new), Hawthorn Trails, and Countryside Meadows. The 1970s–80s homes make up about a third of the village. Families are zoned to Lake Zurich District 95 (Spencer Loomis Elementary is in town) or Fremont District 79; commuters drive to Metra in Barrington, Mundelein, or Vernon Hills.
The prevalence of post-1990 construction in subdivisions like Hawthorn Woods Country Club and Hawthorn Trails often means basements with higher ceilings and open layouts, making them ideal for expansive finishing projects. For homes from the 1970s–80s, which constitute about a third of the village, basement finishing may involve addressing lower ceiling heights but still offers significant square footage. The mix of municipal well water in Country Club-area subdivisions and private wells/septic in much of the village means that plumbing expansions for basement bathrooms or wet bars will require careful consideration of either Aqua Illinois or Lake County Health Department review. Given that homes are reaching first-remodel age, especially the 1970s–80s properties, older drain tile systems and potential moisture issues should be thoroughly inspected during basement finishing to ensure a dry, healthy space. The varying utility infrastructure means that planning for ejector pumps or new plumbing connections will depend on whether the property uses municipal services or a private well and septic system.
Basement finishing projects in Hawthorn Woods require specific inspections for framing, electrical, plumbing, and insulation, ensuring compliance with village building codes. GS Construction & Remodeling manages all necessary permit applications, drawing submissions, and inspection scheduling with the Hawthorn Woods Building Department.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
