Remodeling in Forest Park, IL

GS Construction provides remodeling services to Forest Park and surrounding Proviso Township, helping homeowners update their kitchens, bathrooms, and living spaces. As a local, family-owned contractor, we bring decades of experience to every project in Forest Park. We are 5-star rated and offer bilingual service in English and Polish.

Forest Park packs its housing into 2.4 square miles along the Des Plaines River, and the stock is genuinely old: nearly half of the village's homes were built before 1940, with a median build year of 1949. Queen Annes and frame worker cottages share the oldest blocks with brick two-flats and Chicago-style bungalows, while condo buildings — roughly a quarter of all housing units — line the busier corridors. GS Construction plans remodels around that reality: opening up compact bungalow kitchens, adding a second bathroom where one still serves the whole house, finishing century-old basements with moisture control handled first, and taking on whole-home renovations or additions when a family outgrows the footprint. Worth knowing before plumbing-heavy work: the village runs its own Water Department and is replacing lead service lines in phases, currently at no cost to homeowners. Families here get District 91 schools, the selective-enrollment Proviso Math and Science Academy, Madison Street's restaurant row, and the CTA Blue Line's western terminal.

Forest Park permits & building codes for remodeling projects

Forest Park requires a building permit before work begins on most remodeling — structural alterations, moving or adding plumbing fixtures, electrical panel or wiring changes, new windows, roofs, and decks — while like-for-like cabinet swaps, countertops, flooring, and painting are exempt. Contractors must hold a village job license and carry $1,000,000 in liability insurance naming the Village of Forest Park plus a $10,000 surety bond, and electrical and plumbing work each require separate permits. Remodel inspections run in a fixed sequence — rough plumbing with a pressure test, rough electrical, rough framing and insulation, then finals — each on 24 hours' notice to the Building Department at 517 Desplaines Avenue. GS Construction manages the full permit process, from application and insurance paperwork through the final inspection sign-off.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
