Remodeling in Lake Zurich, IL

GS Construction provides expert remodeling services to homeowners in Lake Zurich and throughout the surrounding communities of Ela Township. With decades of combined experience, our team delivers beautiful and functional kitchens, bathrooms, and whole-home transformations. We're committed to quality craftsmanship and customer satisfaction in every project.

Lake Zurich truly grew up around its namesake lake, evolving from a summer-resort town after the arrival of Rand Road (US 12) in 1922 and Route 22 in 1927. Some of the homes nearest the water and Paulus Park still trace their origins back to those early cottages, which were later winterized and expanded for year-round living. These older properties often feature unique, charming layouts that can present both opportunities and challenges for modern renovation, frequently requiring thoughtful updates to plumbing, electrical, and insulation while preserving their original character. The majority of the village, however, was built in distinct subdivision waves from the 1950s onward. West of Quentin Road, Old Mill Grove, developed by US Homes between 1969 and 1979, is a prime example, characterized by its prevalence of split-levels, tri-levels, and raised ranches. These homes, while well-built for their era, often feature compartmentalized kitchens, smaller primary bathrooms, and finished basements that now feel dated and less functional for contemporary family life. Similarly, 1980s neighborhoods like Quail Run, located off Deerpath west of Route 12, often present similar opportunities for modernization, with layouts that can be opened up and updated for a more cohesive flow. This housing stock across Lake Zurich calls for exactly what GS Construction excels at: opening up those compartmentalized kitchens to create spacious, inviting hubs; updating primary baths to luxurious, spa-like retreats; finishing or refinishing basements to add valuable living space; adding on when a split-level or ranch simply runs out of room for a growing family; and executing comprehensive whole-home remodels that retire dated floor plans for good, transforming properties into homes perfectly suited for today's lifestyle. We frequently encounter requests to reconfigure living areas, improve energy efficiency, and integrate smart home technology into these existing structures. While Lake Zurich does not have an extensive historic district that significantly impacts most residential remodels, the village's deep-well water supply — with first-phase work underway to bring Lake Michigan water to town — is a crucial consideration when a project involves plumbing alterations, a detail our experienced team is always mindful of. For families in Lake Zurich, the excellent District 95 schools are a major draw, and the convenience of Metra's UP-NW line in neighboring Barrington is a significant benefit. Many homes, particularly those built in the mid-to-late 20th century, were designed with smaller, more enclosed spaces. Our work often involves removing non-load-bearing walls to create open-concept living areas, upgrading outdated HVAC systems, and modernizing electrical panels to support today's power demands. We understand the specific construction methods used in these homes, whether it’s the framing of a split-level addition or the structural considerations of expanding a kitchen into a dining room. The village’s growth has also seen some teardown and infill patterns, particularly closer to the lake and in areas with larger lots, allowing for new construction that still respects the character of the neighborhood. With Paulus Park and Old Mill Grove Park serving as community focal points, and the evolving downtown Main Street, Lake Zurich continues to be a vibrant community where homes are continually being adapted and improved for modern living.

Lake Zurich permits & building codes for remodeling projects

The Village of Lake Zurich requires permits for most remodeling work — additions, decks, roofing, siding, and any electrical, plumbing, or HVAC changes — through the Building and Zoning Division at the Community Services Facility on Telser Road. Applications go in by email or in person with scaled plans and a certified plat of survey; most reviews run up to 15 business days (7–25 depending on scope), and permits stay valid for a year with inspections booked on 48 hours' notice. GS Construction manages the full permit process for every Lake Zurich project — drawings, survey, application, and inspection scheduling — so homeowners never chase paperwork.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
