Home additions in Lake Zurich, IL
Expanding your footprint in Lake Zurich often involves thoughtful additions to homes from various eras. For the charming, older cottages near the lake, an addition might mean a seamless extension that respects their historic character, perhaps adding a dedicated master suite or a sunroom while carefully matching existing rooflines and siding. In the prevalent split-levels, tri-levels, and ranches of Old Mill Grove and Quail Run, additions frequently target the lack of a spacious primary suite, a dedicated home office, or a larger, open-concept kitchen that flows into an expanded dining area. These projects often involve building out or up to create the modern living spaces these well-built homes now lack, transforming their original, more compartmentalized layouts into open, airy environments perfect for contemporary family life.
What Lake Zurich homeowners ask for
Lake Zurich homeowners frequently seek two-story additions to create luxurious primary suites, often above an existing garage or extending from the rear of the home. Expanding kitchens into larger, open-concept spaces with an adjacent family room addition is also a common request, especially in the mid-century homes. Another popular choice involves adding dedicated home offices or mudrooms, particularly in homes where the original footprint didn't account for these modern necessities. We also see requests for second-story additions on single-story ranches, effectively doubling the living space and providing multiple new bedrooms and bathrooms.
About Lake Zurich
Lake Zurich homes range from expanded early cottages near the lake to distinct subdivision waves from the 1950s onward, presenting unique opportunities and challenges for modern renovation. This diverse housing stock calls for thoughtful updates and comprehensive remodels to suit contemporary family life.
Lake Zurich truly grew up around its namesake lake, evolving from a summer-resort town after the arrival of Rand Road (US 12) in 1922 and Route 22 in 1927. Some of the homes nearest the water and Paulus Park still trace their origins back to those early cottages, which were later winterized and expanded for year-round living. The majority of the village, however, was built in distinct subdivision waves from the 1950s onward. West of Quentin Road, Old Mill Grove, developed by US Homes between 1969 and 1979, is a prime example, characterized by its prevalence of split-levels, tri-levels, and raised ranches. Similarly, 1980s neighborhoods like Quail Run, located off Deerpath west of Route 12, often present similar opportunities for modernization, with layouts that can be opened up and updated for a more cohesive flow. While Lake Zurich does not have an extensive historic district that significantly impacts most residential remodels, the village’s growth has also seen some teardown and infill patterns, particularly closer to the lake and in areas with larger lots, allowing for new construction that still respects the character of the neighborhood. For families in Lake Zurich, the excellent District 95 schools are a major draw, and the convenience of Metra's UP-NW line in neighboring Barrington is a significant benefit. With Paulus Park and Old Mill Grove Park serving as community focal points, and the evolving downtown Main Street, Lake Zurich continues to be a vibrant community where homes are continually being adapted and improved for modern living.
What that means for home additions in Lake Zurich: The early cottages near the water and Paulus Park, winterized and expanded, often require careful consideration of existing foundations and rooflines to maintain their original character during additions. In subdivisions like Old Mill Grove and Quail Run, developed from the 1950s onward, lot sizes and setbacks typically accommodate additions that build out or up, transforming prevalent split-levels, tri-levels, and raised ranches. While Lake Zurich lacks an extensive historic district, the village's review of exterior changes for additions still respects neighborhood character, especially in areas with teardown and infill patterns closer to the lake. Additions to these homes from the mid-to-late 20th century often involve tying into existing deep-well water supply plumbing, a detail our team is mindful of. Modernizing electrical panels and upgrading HVAC systems are also common considerations when adding to these homes, ensuring new spaces integrate seamlessly with existing structures.
For home additions, the Village of Lake Zurich building department focuses inspections on structural integrity, foundation work, electrical, plumbing, HVAC, and final occupancy, ensuring all new construction meets current codes. GS Construction & Remodeling meticulously prepares all necessary drawings and surveys for your addition, handling the full permit application process and coordinating all required inspections from start to finish.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
