Home additions in Forest Lake, IL
Expanding a home in Forest Lake often involves carefully considering the original cottage footprint or the more open layouts of later ranches. Many additions seek to introduce modern amenities or expand living areas within the existing property lines, especially on tighter lakeside lots. We frequently extend living rooms, add new primary suites, or build dedicated home offices, often transforming modest dwellings into more expansive family homes. Integrating a new structure with the diverse architectural styles, from charming Cape Cods to updated raised ranches, requires a nuanced approach to design and construction. This work frequently entails creating seamless transitions between original and new spaces, respecting the unique character of Forest Lake homes.
What Forest Lake homeowners ask for
Forest Lake homeowners frequently request two-story additions to add primary suites or extra bedrooms, especially in areas with limited horizontal expansion space. Expanding ground-floor living areas, such as family rooms or sunrooms, is also popular, often to maximize views of the lake or surrounding natural beauty. Many projects involve adding a garage or extending an existing one to accommodate modern vehicle sizes and storage needs.
About Forest Lake
Forest Lake's housing stock tells the story of its evolution from a vacation community to a year-round home, with cottages, Cape Cods, and raised ranches, leading to a mix of remodeling projects from opening up kitchens to whole-home renovations.
Forest Lake is one of the smallest places we work — an unincorporated pocket of Ela Township wrapped by Hawthorn Woods and Kildeer, founded in 1935 as a vacation community for Chicagoans and centered on its namesake lake. The housing tells that story: cottages and Cape Cods on lakeside streets like Park Road and Forest Drive, raised ranches from later decades, and steady teardown-and-rebuild activity since the late 1980s. Families are zoned to Lake Zurich District 95 schools, commuters drive to Metra's UP-NW line in Barrington, and the Forest Lake Community Association's parks and beaches anchor summer life.
The original 1935 vacation community cottages and Cape Cods on lakeside streets present challenges for additions due to tighter lot sizes and setbacks, often requiring creative vertical expansion. Raised ranches from later decades offer different foundation tie-in points and roofline integration opportunities compared to the earlier styles. Steady teardown-and-rebuild activity since the late 1980s indicates a village review process that is accustomed to significant exterior changes and modern design elements. When expanding these homes, tying into existing roof lines and foundations requires careful planning to blend new construction with the original structures. The Forest Lake Community Association's influence suggests a potential emphasis on maintaining community aesthetics during exterior alterations.
For home additions in Forest Lake, Lake County's building permit process specifically reviews structural integrity, foundation work, and roof integration. GS Construction & Remodeling manages the full county application, plan review, and scheduling of all required inspections for the addition, including foundation, framing, and final occupancy.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
