Home additions in Long Grove, IL
Expanding a home in Long Grove often means thoughtfully integrating new space into custom-built residences from the 1970s through the 2000s. Many of these homes, while spacious, feature layouts that may no longer suit contemporary lifestyles, making additions a popular choice for achieving desired functionality. Whether it's adding a sunroom that blends seamlessly with the existing architecture or extending a family room to create an open-concept living area, these projects aim to enhance the original character without compromising the rural aesthetic. We frequently work with homes on expansive, wooded lots, where additions can capitalize on natural light and views, transforming the living experience in a way that respects Long Grove's unique development history. The goal is always to create cohesive spaces that feel like they were always part of the home, addressing the evolving needs of families in this distinctive community.
What Long Grove homeowners ask for
Long Grove homeowners frequently request primary suite expansions, creating more luxurious and private retreats within their existing custom homes. Another common request involves adding four-season rooms or conservatories to bring the beauty of their expansive, wooded lots indoors year-round. We also see interest in expanding existing living areas, such as family rooms or dining rooms, to accommodate larger gatherings or to create a more open flow for daily life.
About Long Grove
Long Grove has spent seventy years deliberately not looking like a standard suburb, a character deeply ingrained in its homes and remodeling needs. This means its diverse housing stock offers unique opportunities and considerations for any remodeling project.
Incorporated in 1956 behind three-acre zoning, the village still prohibits sidewalks and residential streetlights, fostering a rural aesthetic that homeowners cherish. Its 1840s German-settled crossroads downtown, anchored by landmarks like the Robert Parker Coffin covered bridge and Long Grove Community Church, became Illinois' first local historic district in 1960.
The village’s housing stock came in waves, creating a diverse range of remodeling opportunities. Long Grove grew from about 1,200 residents in 1970 to more than 8,000 by 2010. This rapid growth meant an influx of custom houses primarily from the 1970s through the 2000s, often built on expansive, wooded lots. Many of these homes, whether in the upscale Royal Melbourne golf community or on acreage along Gilmer and Old McHenry Roads, were designed with more traditional layouts. Early 1970s and 80s homes might feature smaller, enclosed kitchens or less elaborate primary suites.
Long Grove's 1956 incorporation with three-acre zoning means additions must respect expansive lot sizes and generous setbacks, maintaining the cherished rural aesthetic without sidewalks or residential streetlights. The rapid influx of custom houses from the 1970s through the 2000s, often on wooded lots, presents opportunities to tie into diverse roof lines and foundations, whether for traditional layouts in Royal Melbourne or homes along Gilmer and Old McHenry Roads. For homes outside the historic downtown or Sunset Grove development, additions require careful planning around existing private wells and septic fields, a critical utility consideration from day one. Any exterior remodeling within the 1960-designated historic district downtown, particularly for older structures around Archer School, necessitates careful consideration and review to maintain architectural integrity. Homes near natural areas like Reed-Turner Woodland Nature Preserve or Buffalo Creek Forest Preserve may also involve specific setback requirements or stormwater management considerations for additions. The village's plan review critically examines how new structures integrate with existing foundations, roofs, and exterior materials, ensuring cohesive design.
For home additions in Long Grove, the Village's plan review critically examines how new structures integrate with existing foundations, roofs, and exterior materials, alongside standard structural and utility inspections. GS Construction & Remodeling expertly manages the full permit application process, including coordinating with the Lake County Health Department for septic system considerations where applicable, and scheduling all necessary inspections.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
