Basement finishing in Long Grove, IL
Basement finishing in Long Grove consistently transforms underutilized lower levels into vibrant, functional living spaces, perfectly suiting the custom homes built from the 1970s through the 2000s. These residences, often designed with generous footprints, typically feature spacious basements that are ripe for conversion into home theaters, expansive family rooms, or dedicated home offices. Many early 1970s and 80s constructions, while well-built, often left basements as raw, open areas, presenting ideal blank canvases for complete build-outs. Even in more recent builds, a finished basement often represents the final piece of the puzzle, adding significant value and comfort to homes on expansive, wooded lots, whether in Royal Melbourne or along Gilmer Road. This work fundamentally changes how Long Grove families interact with their homes, turning a storage area into a true extension of their living space.
What Long Grove homeowners ask for
Long Grove homeowners frequently request finished basements that include dedicated entertainment zones, often complete with wet bars or kitchenettes, to host gatherings without disrupting the main living areas. We also see strong demand for multi-purpose spaces, such as a combination home gym and play area for families with children attending Country Meadows Elementary or Woodlawn Middle School. Given the generous lot sizes, many clients seek to integrate a private guest suite, offering comfortable accommodations for visitors while maintaining the family's privacy.
About Long Grove
Long Grove has spent seventy years deliberately not looking like a standard suburb, a character deeply ingrained in its homes and remodeling needs. This means its diverse housing stock offers unique opportunities and considerations for any remodeling project.
Incorporated in 1956 behind three-acre zoning, the village still prohibits sidewalks and residential streetlights, fostering a rural aesthetic that homeowners cherish. Its 1840s German-settled crossroads downtown, anchored by landmarks like the Robert Parker Coffin covered bridge and Long Grove Community Church, became Illinois' first local historic district in 1960.
The village’s housing stock came in waves, creating a diverse range of remodeling opportunities. Long Grove grew from about 1,200 residents in 1970 to more than 8,000 by 2010. This rapid growth meant an influx of custom houses primarily from the 1970s through the 2000s, often built on expansive, wooded lots. Many of these homes, whether in the upscale Royal Melbourne golf community or on acreage along Gilmer and Old McHenry Roads, were designed with more traditional layouts. Early 1970s and 80s homes might feature smaller, enclosed kitchens or less elaborate primary suites.
Long Grove's custom homes from the 1970s through the 2000s, often on expansive, wooded lots, typically feature basements with good ceiling height, though early 70s and 80s constructions may lack modern drain tile and require moisture mitigation. The prohibition of residential streetlights and rural aesthetic means egress window planning must carefully consider lot lines and private well/septic field locations. Homes not on the municipal water system, which includes most of the village outside the historic downtown and Sunset Grove, often rely on ejector pumps for basement plumbing, requiring careful integration with private septic systems. Mechanicals in these custom homes, especially those with traditional layouts, can sometimes be centrally located, necessitating strategic design to maximize open finished space. The village's rapid growth and emphasis on large lots, particularly near natural areas like Reed-Turner Woodland, mean stormwater management and local ground conditions are critical considerations for basement waterproofing.
Basement finishing projects in Long Grove require careful attention to village building permits, especially concerning structural, electrical, mechanical, and plumbing modifications. GS Construction & Remodeling expertly manages the full application process, including coordinating necessary inspections for all new living spaces, ensuring every detail complies with local requirements.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
