Basement finishing in Wheeling, IL
Basement finishing in Wheeling addresses the unique characteristics of homes primarily built from the 1950s through the 1980s, which often feature robust, poured concrete foundations ideal for conversion into vibrant living spaces. Many ranches and split-levels, prevalent in subdivisions like Dunhurst and Meadowbrook, present expansive, often untouched lower levels that offer a blank canvas for customization. These homes typically have lower ceiling heights compared to newer constructions, making strategic lighting and ceiling treatments crucial to create an open feel. For traditional two-story homes in areas like Hollywood Ridge, basements frequently provide an opportunity to add much-needed recreational areas or additional bedrooms for growing families without altering the home's exterior footprint. Our projects often transform these underutilized spaces into fully integrated extensions of the main living area, significantly enhancing a home's functionality and value.
What Wheeling homeowners ask for
Wheeling homeowners frequently request open-concept family rooms in their finished basements, often incorporating a wet bar or kitchenette for entertaining. Given the family-oriented nature of communities served by CCSD 21, requests for dedicated playrooms or additional bedrooms with en-suite bathrooms are also common. Many projects also include a designated home office or study area, reflecting the increasing need for flexible workspaces within the home.
About Wheeling
Wheeling's residential landscape largely reflects its most significant growth periods from the 1950s through the 1980s, creating a rich tapestry of housing styles that are perfectly ripe for modern remodeling. You'll find a prevalence of ranches, split-levels, and traditional two-story homes in established subdivisions, each offering unique opportunities for transformation.
Wheeling's residential landscape largely reflects its most significant growth periods from the 1950s through the 1980s. You'll find a prevalence of ranches, split-levels, and traditional two-story homes in established subdivisions like Dunhurst, Meadowbrook, Hollywood Ridge, and Eastchester. Beyond these classic subdivisions, later decades brought townhome and condo communities, particularly around areas like the bustling Wheeling Town Center. Throughout Wheeling, from the charming blocks near the Metra North Central Service station to homes closer to Restaurant Row on Milwaukee Avenue, GS Construction’s services are ideally suited to the local housing stock. While Wheeling doesn't have a broad historic district that significantly impacts typical residential remodels, areas near the Des Plaines River, while beautiful, may have specific considerations for basement finishing or additions due to potential flood plain regulations. The diverse family-oriented communities, served by CCSD 21 schools feeding Wheeling High School in District 214, often seek to optimize their homes for growing families. Whether it's a home near the greens of Chevy Chase Country Club or closer to the recreational opportunities at Heritage Park and the Wheeling Park District Community Recreation Center, families here appreciate modern, functional living spaces that reflect their lifestyle.
What that means for basement finishing in Wheeling: The prevalence of homes from the 1950s through the 1980s in subdivisions like Dunhurst and Meadowbrook often means dealing with original, lower ceiling heights and potentially older drain tile systems, necessitating careful moisture mitigation strategies. Basements in these vintage homes, often minimally developed, may require new egress window installations to meet current codes for additional bedrooms. Ejector pumps may be necessary when adding new bathrooms below grade, especially in areas near the Des Plaines River where flood plain regulations might influence design. Mechanicals in these older constructions are frequently centrally located, requiring strategic planning to incorporate them seamlessly into new layouts. The municipal water supply, free of lead service lines, provides a clean baseline for plumbing rough-ins in new basement bathrooms.
For basement finishing in Wheeling, the Village's Community Development Department reviews plans specifically for egress window installations, plumbing rough-ins for new bathrooms, and updated electrical and mechanical systems. Our team manages all necessary permit applications and coordinates the required inspections for framing, plumbing, electrical, and insulation to ensure compliance.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
