Basement finishing in Lincolnshire, IL
Basement finishing in Lincolnshire often transforms the lower levels of homes built from the 1960s through the 1980s, which commonly feature open, unfinished spaces ready for conversion. These basements, frequently found in the village's established areas like Village Green or Sugar Creek, often have poured concrete foundations and sufficient square footage to accommodate multiple zones. For newer luxury builds in areas like Whytegate, basement projects typically involve upgrading existing finished spaces or adding specialized amenities. We regularly convert these raw or underutilized areas into functional extensions of the main living space, adding bedrooms, bathrooms, and entertainment zones. The generous lot sizes throughout Lincolnshire mean many homes were designed with substantial basements, offering significant potential for expanded living. Our work changes these often-overlooked levels into vibrant, integrated areas that enhance the home's overall utility and value.
What Lincolnshire homeowners ask for
Lincolnshire homeowners frequently request dedicated home theaters or media rooms, leveraging the inherent quiet and darkness of a basement. The desire for additional guest suites, often including a full bathroom, is also very common, especially in homes with families who host frequently. We also see many requests for home gyms, playrooms for children, or private home offices, all tailored to the specific needs of the family and the home's existing layout.
About Lincolnshire
Lincolnshire homes range from 1956 builds to later luxury estates, often on wooded, half-acre-and-larger lots. This variety means remodeling here spans a whole arc, from opening up older floor plans to planning additions and whole-home renovations.
Lincolnshire began as a 1955 subdivision — Ladd Enterprises' 280 acres carved from the historic Half Day settlement — and grew into a village of wooded, half-acre-and-larger lots concentrated east of the Des Plaines River. The earliest homes date to 1956, most of the village filled in through the 1960s–80s, and later luxury builds like Whytegate rose on the former Florsheim estate along Riverwoods Road. With Stevenson High School and District 103 schools in town and Metra's North Central Service at nearby Prairie View.
The earliest homes from 1956 and those filling in through the 1960s–80s often present basements with lower ceiling heights and a greater likelihood of needing drain tile installation due to older construction practices. For these older stock homes, opening up compartmentalized floor plans above may influence basement layouts, potentially requiring ejector pumps for new plumbing if below the main drain. The village's history of Lake Michigan water supply since 1982 suggests a reliable water source for new basement bathrooms, but older homes might still have original moisture concerns. The wooded, half-acre-and-larger lots, concentrated east of the Des Plaines River, indicate potential for higher water tables and flood history considerations, especially in areas near the river. Later luxury builds, like those on the former Florsheim estate along Riverwoods Road, typically feature basements with ample ceiling height and modern waterproofing, but their proximity to the river could still necessitate careful moisture management.
Basement finishing projects in Lincolnshire trigger specific inspections for framing, electrical, plumbing, and mechanical systems as each new component is installed or altered. GS Construction & Remodeling manages the full permit application process and coordinates all necessary inspections with the Village of Lincolnshire's Community and Economic Development Department.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
