Basement finishing in Buffalo Grove, IL
Basement finishing in Buffalo Grove transforms underutilized lower levels into vibrant, functional living spaces, perfectly suited for the village's diverse housing stock. Many homes, particularly the ranches and split-levels built in the 1960s and 70s, feature generous unfinished basement footprints ripe for conversion. A typical project involves converting raw concrete and exposed utilities into a comfortable extension of the home, often addressing the original, often limited, window openings common in these mid-century builds. We frequently encounter layouts that present opportunities to rethink flow, moving beyond the segmented designs of the original eras to create more open, adaptable spaces for modern families. These homes, now roughly 50 years old, often have basements with ample ceiling height, making them ideal for creating truly livable lower levels without feeling cramped.
What Buffalo Grove homeowners ask for
Buffalo Grove homeowners frequently request dedicated home offices or adaptable flex spaces in their finished basements, given the rise of remote work and the need for distinct zones in older, segmented homes. We also see strong demand for full secondary living areas, complete with entertainment centers and wet bars, to serve as family gathering spots or teen hangouts. Many also prioritize the addition of a full bathroom, ensuring the new living space is entirely self-sufficient.
About Buffalo Grove
Buffalo Grove's housing stock, much of it roughly a half-century old, ranges from mid-century ranches and split-levels to slightly larger, more contemporary homes from later development phases. This variety means original kitchens, bathrooms, and unfinished basements are often due for a full rework, offering diverse opportunities for modern transformations.
Buffalo Grove grew up fast after its 1958 incorporation. Throughout the 1960s and '70s, subdivisions like the Levitt-built Strathmore filled in with ranches, split-levels, and two-story family homes, contributing to the village's population jumping 80 percent in the 1970s alone. The varied housing stock across Buffalo Grove means GS Construction approaches each project with an understanding of the specific architectural nuances and homeowner needs, from the more traditional layouts near the Raupp Museum to the slightly newer constructions further north. Homes on the Lake County side, particularly those closer to Stevenson, sometimes feature slightly larger footprints or more contemporary designs from later development phases. Areas near Mike Rylko Community Park and along Lake Cook Road have seen continuous investment and development, reflecting a community that values both its established neighborhoods and modern amenities. With two North Central Service Metra stations — Buffalo Grove and Prairie View — and the Town Center reborn as The Clove, this is a town reinvesting in itself — homes included. The transformation of The Clove, for example, mirrors the desire of many residents to update their own living spaces to better suit contemporary lifestyles while remaining rooted in the community.
The rapid growth of subdivisions like Strathmore in the 1960s and '70s means many basements will have original drain tile and moisture control systems that may need updating, aligning with homes being a half-century old. The varied housing stock, from traditional layouts near the Raupp Museum to newer constructions further north, indicates diverse ceiling heights and potential for differing mechanical placements that require careful planning. Homes on the Lake County side, particularly those closer to Stevenson, might offer slightly larger basement footprints, allowing for more expansive layouts and easier egress window installations. The village-run water system, with copper as the standard and no known lead service lines, simplifies plumbing additions for basement bathrooms, avoiding unexpected service line surprises. The continuous investment near Mike Rylko Community Park and along Lake Cook Road, mirroring the transformation of The Clove, suggests a community keen on updating these older basements to modern standards, often requiring updates to original electrical panels and plumbing to support contemporary living spaces.
For basement finishing in Buffalo Grove, the Village's Community Development Department reviews plans for structural changes, electrical work, plumbing additions, and egress window installations. GS Construction & Remodeling handles all aspects of the permit application, drawing submission, and scheduling of required inspections with the Village.

I don't even know where to begin, Patryk & Greg are just amazing! We hired them to remodel approximately 4000 sqft of a 1985 house which included an unfinished basement. The whole experience could not have been better. It took about 7 months and for most of it, we lived in the house with two children. They are incredibly professional, can troubleshoot any issue and are 100% dependable. Patryk led the project and he was very detail-oriented. Everything had a purpose and was finished with beautiful extra touches. I changed my mind frequently and they didn't miss a beat. They worked around the changes and kept moving. The materials they used and the teams they brought in were all top notch. They didn't spend money where it wasn't necessary and in fact, they were always trying to find ways to save money. Finally, they are really nice guys. Polite, respectful and very accomodating. After spending so long in my house, we (almost) miss having the around. As I mentioned, we had the whole house remodeled and its impossible to post every picture so I will showcase just a few highlights. The whole house is beautiful! Scott & I THANK YOU!!!
