Remodeling in Chicago, IL

GS Construction provides expert remodeling services to homeowners in Chicago and throughout Cook County. As a family-owned and operated company with deep roots in the area, we understand the unique needs of Chicago homeowners looking to update their homes.

Remodeling in Chicago starts with the city's signature housing stock. Roughly 80,000 brick bungalows — nearly a third of Chicago's single-family homes, built between 1910 and the mid-1930s — form the Bungalow Belt through neighborhoods like Portage Park, Jefferson Park, and Norwood Park, joined by greystones and classic brick two-flats. These homes reward careful updates: compact original kitchens open up to dining rooms, full basements finish into real living space, and half-story attics hold expansion potential — especially now that Chicago's ADU ordinance, citywide since April 2026, allows basement and attic conversion units on many parcels. One local must-check before kitchen or bath work: the city still has roughly 400,000 lead water service lines, the largest inventory in the nation, and the free Service Line Inventory map shows the material serving any address. GS Construction plans kitchens, bathrooms, basements, additions, and whole-home remodels around these realities, from Edison Park and Norwood Park on the Metra UP-NW line across the Northwest Side.

Beyond the bungalow blocks, we scope Northwest Side projects around district-level rules that change budgets and timelines. In Irving Park's Villa District — 126 Prairie- and Craftsman-influenced homes across seven blocks, largely built 1907–1925 — exterior work needs approval from the Commission on Chicago Landmarks before the Department of Buildings will issue a permit, so we sequence design review ahead of construction dates. Citywide, any building rated red or orange in the Chicago Historic Resources Survey carries a hold of up to 90 days on demolition permits under the 2003 Demolition-Delay Ordinance, which matters whenever a project weighs gut renovation against replacement. And under the Northwest Side Preservation Ordinance, demolition surcharges in the designated 606-area blocks of Logan Square, Avondale, Hermosa, Humboldt Park, and West Town rose in October 2024 to $20,000 per unit and $60,000 per building — economics that push owners of older multi-unit buildings toward the deep renovations we favor anyway. So before we price a single drawing in these neighborhoods, we check the address against the landmark district map and its Historic Resources Survey rating.

Chicago permits & building codes for remodeling projects

Chicago building permits go through the city's Department of Buildings, which routes projects by scope: the online Express Permit Program handles most repair work and small improvement projects, renovations that need architectural plans go through the Standard Plan Review Permit Program, and a licensed design professional can fast-track eligible plans through Self-Certification. Structural, electrical, and plumbing work beyond minor repairs requires a permit, and income-eligible long-term senior homeowners can have permit fees waived on 1-3 unit homes they occupy. GS Construction manages the full permit process for every Chicago project — application, plans, and inspection scheduling included.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
