Basement finishing in Chicago, IL
Finishing a basement in Chicago transforms underutilized space into a valuable asset, especially in the city's prevalent brick bungalows and two-flats. These homes, often built with full basements between 1910 and the 1930s, present an ideal canvas for expansion beyond their compact original footprints. A typical project often involves converting damp, utilitarian spaces into bright, functional living areas, addressing common challenges like low ceiling heights and dated infrastructure. We specialize in maximizing every square foot, integrating modern amenities while respecting the structural integrity and historical character of these enduring Chicago homes. This often means re-imagining a dark, unfinished area as a vibrant extension of your living space, perfectly suited for the demands of modern urban life.
What Chicago homeowners ask for
Chicago homeowners frequently request full basement makeovers to create dedicated family rooms or home offices, driven by the desire for more functional space within their existing footprint. Many clients also seek to add a legal bedroom and bathroom, particularly in bungalow-style homes, to accommodate growing families or to leverage the city's ADU ordinance for rental income. We also see strong demand for incorporating custom built-ins and smart storage solutions, maximizing utility in spaces that historically served as simple storage or laundry areas.
About Chicago
Remodeling in Chicago starts with the city's signature housing stock, which rewards careful updates. Roughly 80,000 brick bungalows — nearly a third of Chicago's single-family homes, built between 1910 and the mid-1930s — form the Bungalow Belt through neighborhoods like Portage Park, Jefferson Park, and Norwood Park, joined by greystones and classic brick two-flats.
In Irving Park's Villa District — 126 Prairie- and Craftsman-influenced homes across seven blocks, largely built 1907–1925 — exterior work needs approval from the Commission on Chicago Landmarks before the Department of Buildings will issue a permit, so we sequence design review ahead of construction dates. Citywide, any building rated red or orange in the Chicago Historic Resources Survey carries a hold of up to 90 days on demolition permits under the 2003 Demolition-Delay Ordinance, which matters whenever a project weighs gut renovation against replacement. And under the Northwest Side Preservation Ordinance, demolition surcharges in the designated 606-area blocks of Logan Square, Avondale, Hermosa, Humboldt Park, and West Town rose in October 2024 to $20,000 per unit and $60,000 per building — economics that push owners of older multi-unit buildings toward the deep renovations we favor anyway.
For basement finishing in Chicago, homes built between 1907 and 1925 in areas like the Villa District often have lower ceiling heights typical of their era, requiring creative design solutions. The prevalence of full basements in these older homes suggests potential moisture challenges, necessitating modern drain tile and waterproofing during renovation. Egress window installation is crucial for legal bedrooms in basements, especially with the ADU ordinance allowing basement conversions. The presence of lead water service lines, as indicated by the Service Line Inventory map, can impact plumbing rough-ins for new basement bathrooms. Mechanicals in older homes may be less consolidated, requiring careful planning to conceal or integrate them into new living spaces. The city's flood history and ground conditions, particularly in areas like the Northwest Side, mean ejector pumps are often essential for basement bathrooms below the main sewer line.
Basement finishing in Chicago requires permits for structural modifications, new electrical circuits, and all plumbing work, including rough-ins for new bathrooms. GS Construction & Remodeling manages the full permit process for your Chicago basement project, ensuring all necessary applications and inspections are handled efficiently.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
