Basement finishing in Elmwood Park, IL
Basement finishing in Elmwood Park frequently transforms the deep, often utilitarian lower levels of 1920s brick bungalows and later brick homes into vibrant, functional living spaces. These basements, often with their original concrete floors and exposed mechanicals, offer a blank canvas for adding much-needed square footage without expanding the home's footprint on compact lots. Gregory and Patryk at GS Construction & Remodeling specialize in converting these historically robust foundations into modern family rooms, guest suites, or dedicated home offices. The dense construction typical of Elmwood Park's housing stock, from the sturdy masonry walls to the often low-slung ceilings, presents unique considerations for insulation, waterproofing, and layout design. Our approach ensures that the finished basement seamlessly integrates with the existing home while addressing the specific challenges and opportunities presented by Elmwood Park's distinctive architecture.
What Elmwood Park homeowners ask for
Elmwood Park homeowners commonly request dedicated entertainment areas, often incorporating built-in media centers or wet bars, to maximize the use of their compact basement footprints. We frequently design multi-purpose spaces that can transition from a children's play area to an adult lounge, or from a home gym to a quiet study. Given the prevalence of smaller main levels, creating a comfortable guest bedroom with an adjacent full bathroom is another highly sought-after basement finishing project.
About Elmwood Park
Elmwood Park's housing stock still tells the story of its 1920s boom and postwar construction, which means remodeling here often involves masonry walls, modest footprints, and vintage mechanicals.
Elmwood Park's housing stock still tells the story of its 1920s boom, when John Mills & Sons built Westwood — a 245-acre subdivision of brick bungalows fanning out from the Conti Parkway circle — and postwar construction filled in the remaining blocks with solid brick homes on compact lots. Commuters ride Metra's Milwaukee District West line from the Elmwood Park station on Grand Avenue, and kids stay local in District 401 schools.
The 1920s boom and postwar construction of brick bungalows and solid brick homes in Elmwood Park often result in basements with lower ceiling heights and original, often undersized, drain tile systems. The compact lots, a characteristic of both the Westwood subdivision and later infill, make basement finishing a primary method for adding living space, necessitating careful planning for egress windows. Vintage mechanicals, common in these older homes, frequently require relocation or strategic enclosure to maximize usable space and maintain ceiling height. The Village's own water utility and ongoing Lead Service Line Replacement Program suggest potential considerations for moisture management and plumbing updates during basement projects. Given the emphasis on adding living space on these lots, ejector pumps are often needed for new basement bathrooms or wet bars.
Basement finishing projects in Elmwood Park require inspections for framing, electrical, plumbing, and insulation, all managed by GS Construction & Remodeling from initial application to final sign-off. The Village's review focuses on egress window compliance, ceiling height minimums, and proper ventilation, ensuring all additions meet current safety and building standards.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
