Basement finishing in Oak Park, IL
Basement finishing in Oak Park frequently transforms the lower levels of classic American Foursquare, Bungalow, and two-flat homes. These homes, often built between 1900 and 1930, typically feature stone or concrete foundations, yielding basements that, while sturdy, present unique challenges and opportunities for modernization. We often encounter original low ceilings, exposed mechanicals, and the tell-tale signs of decades of Chicago-area weather. Our work typically involves raising ceiling heights where possible, strategically enclosing utilities, and implementing robust moisture management to create bright, functional living spaces from these historic foundations. The goal is always to integrate modern comfort and utility without compromising the structural integrity or period character of these well-loved Oak Park residences.
What Oak Park homeowners ask for
Oak Park homeowners frequently request basement conversions into income-generating apartment units, particularly in two-flats, or dedicated home offices and media rooms. Given the age of many properties, requests often include adding a full bathroom, ensuring proper plumbing and drainage are integrated into existing systems. We also see strong demand for creating versatile family rooms that can adapt from play spaces for children to sophisticated entertaining areas for adults.
About Oak Park
Oak Park may be the most architecturally protected place we work, with much of the housing predating 1940, meaning remodels must work with the existing fabric.
Three local historic districts — Frank Lloyd Wright-Prairie School of Architecture, Ridgeland-Oak Park, and Gunderson — cover much of the village, and the Wright district holds the world's largest concentration of Prairie School homes, anchored by the Wright Home and Studio and UNESCO-listed Unity Temple. Much of the housing predates 1940: Victorians, stucco Prairie designs, brick bungalows, and two-flats with plaster walls, original trim, and aging mechanicals.
The prevalence of housing predating 1940, including Victorians, Prairie designs, and bungalows, implies basements often have lower ceiling heights and may require extensive moisture control due to older foundations. Many of these historic homes, especially two-flats, will need careful consideration for egress window installation to meet current codes for apartment conversions or new living spaces. The aging mechanicals mentioned in these older homes suggest potential obstructions and the need for strategic rerouting during finishing, while the village's Lake Michigan water supply means existing drain tiles may be adequate, but lead service lines might necessitate ejector pump upgrades or new plumbing runs for added bathrooms. The historic districts and the need for historic review mean that any exterior changes, like egress windows, must be carefully designed to maintain street-facing character.
Oak Park's permitting for basement finishing involves inspections for structural changes, electrical wiring, and plumbing installations to ensure safety and code compliance. Our team at GS Construction & Remodeling manages the complete permit application process and coordinates all necessary inspections with the village's Development Customer Services Department.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
