Design professionals we work with

Plenty of our clients arrive with a designer, architect or engineer already on board, and some of the best projects we build start on someone else's drawing board. These are the professionals we work alongside. If you are working with one of them, you are in good hands — and if you are still looking, we are happy to make an introduction.

Interior design

Layout, finishes, cabinetry and furnishings — the decisions that make a finished room feel considered rather than assembled. We build to their drawings and coordinate with them directly through the job.

Architects

Illinois-licensed architects for additions, structural changes and the sealed permit drawings most Chicago-suburb villages require. Many clients come to us with plans already drawn; otherwise we bring in an architect we have delivered permitted projects with and coordinate the drawings as part of your project.

Structural engineers

Illinois-licensed structural engineers for beam sizing, load calculations and the sealed letter your village wants before a load-bearing wall comes down. Knowing a wall carries load and proving what replaces it are different jobs.

Working with a designer on a GS build

Can I bring my own designer?

Yes, and plenty of our clients do. If you already have a designer or architect, we build to their drawings and coordinate with them directly through the job — you do not have to relay messages between us.

What if I do not have a designer yet?

We can introduce you to the studios on this page, or you can design it yourself and we will send you to trusted showrooms for selections. None of the three options changes how we price or run the build.

Do I need an architect or a structural engineer?

For additions and structural changes, almost always — most Chicago-suburb villages require sealed drawings for the permit, and removing a load-bearing wall needs an engineer's sealed spec for the beam and footings. For kitchen and bath remodels inside existing walls, usually neither. We will tell you which your project needs before you spend anything on drawings.

Do I pay the designer through GS Construction?

No. Design is a separate agreement between you and the studio. Our contract covers construction — labor, materials and the permits — priced line by line before demo day.

Are you paid to recommend these studios?

No. They are here because we have built their designs and would happily do it again. No referral fees change hands in either direction.
