Basement finishing in Lake Barrington, IL
Basement finishing in Lake Barrington transforms often-underutilized lower levels into vibrant, functional living spaces, perfectly complementing the varied housing stock found across the village. From the mid-century homes of Barrington Harbor Estates to the expansive properties in newer subdivisions like Tallgrass, basements here offer significant potential. Many of the 1970s and 80s homes, particularly in areas like Lake Barrington Shores, feature basements that, while solid, present opportunities to update and integrate with contemporary living, often featuring lower ceiling heights or more confined layouts. Newer construction frequently provides larger, more open basement footprints, ideal for extensive build-outs. Our work here typically involves converting raw or partially finished spaces into cohesive extensions of the main living area, addressing the unique structural and design characteristics of each home's era.
What Lake Barrington homeowners ask for
Lake Barrington homeowners frequently request dedicated entertainment zones, such as home theaters or spacious recreation rooms, to complement their larger properties. We often design for multi-generational living, creating comfortable guest suites complete with full bathrooms, especially in homes with ample basement square footage. Another common request is the integration of custom bars or wine cellars, reflecting a desire for sophisticated entertaining options within their finished lower levels.
About Lake Barrington
Lake Barrington's housing reflects its wooded, large-lot character, protected since its 1959 incorporation. This diverse housing stock, from mid-century homes to newer custom builds and townhomes, offers unique remodeling opportunities.
Lake Barrington incorporated in 1959 to keep zoning in local hands, and the wooded, large-lot character it protected shows in every era of its housing. Barrington Harbor Estates off Kelsey Road dates to the late 1950s; Lake Barrington Shores added 1,317 gated townhomes and condominiums around a 96-acre private lake between 1974 and 1996; and newer subdivisions like the custom Enclave of Heritage Estates and Taylor Morrison's Tallgrass carried building through the 2010s into the 2020s. Families here are served by Barrington 220 schools, with Metra's UP-NW line in neighboring Barrington.
The earliest homes in Barrington Harbor Estates from the late 1950s may present challenges with lower ceiling heights and a greater likelihood of moisture issues requiring drain tile, due to older construction practices. Basements in Lake Barrington Shores, built between 1974 and 1996, often have mechanicals that need careful planning for integration, and may require ejector pumps for new bathrooms due to septic systems. The custom homes in newer subdivisions like Enclave of Heritage Estates and Tallgrass, built through the 2010s and 2020s, generally offer higher ceilings and more open layouts, simplifying egress window installations. Given the reliance on private wells and septic, any new plumbing in basements, especially for bathrooms, necessitates early consideration of Lake County Health Department requirements. The large, wooded lots across all eras mean that ground moisture management is a consistent factor for basement finishing.
Basement finishing in Lake Barrington requires specific inspections for framing, electrical, plumbing, and insulation, all coordinated through the village’s contracted code firm. GS Construction & Remodeling manages all necessary permit applications and schedules these critical inspections, ensuring your project adheres to local building codes.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
