Basement finishing in North Barrington, IL
Basement finishing in North Barrington brings the lower level of these distinctive homes to life, whether it's transforming a post-war cottage's compact foundation into usable space or fully developing the expansive footprint of a Wynstone estate. Many homes from the late 1950s and 60s feature basements with lower ceiling heights and smaller window wells, requiring careful planning to maximize light and create an open feel. Newer constructions from the 1980s onward often have more generous ceiling heights and are frequently designed with rough-ins already in place for future bathrooms, simplifying the addition of these amenities. Converting an unfinished basement typically involves framing new walls, installing insulation, running electrical and plumbing lines, and adding drywall, flooring, and lighting to create fully functional living areas. The goal is to seamlessly integrate this new space with the rest of the home, providing additional bedrooms, entertainment zones, or dedicated home offices. Given the area's varied housing stock, each basement project demands a tailored approach to address existing structural elements and homeowner aspirations.
What North Barrington homeowners ask for
North Barrington homeowners frequently request dedicated home theaters or entertainment zones, often incorporating custom built-ins and sophisticated lighting to enhance the experience. Many also seek to add guest suites with full bathrooms, capitalizing on the basement's potential for privacy and comfort. For those with active lifestyles, home gyms or golf simulators are increasingly popular additions, transforming unused space into functional recreation areas. Given the large lot sizes, workshops or hobby rooms are also a common request, providing dedicated space for crafts or repairs.
About North Barrington
North Barrington's housing reads in layers, from 1926 summer cottages to late-1980s golf-course communities. Remodeling here starts with water, as nearly every home runs on a private well and septic field.
The 1926 Biltmore Country Estates subdivision ringed Honey Lake with summer cottages, many adapted into year-round homes after World War II. Late-1950s zoning set one-, two-, and five-acre lots to keep the village semi-rural. The Wynstone golf-course community grew around its Jack Nicklaus course from the late 1980s. Most of the village is in Barrington 220 schools — North Barrington Elementary is the only public school inside the village — and Metra's UP-NW line is minutes south in Barrington.
Basement finishing in North Barrington often encounters varying ceiling heights and potential moisture issues, particularly in summer cottages from the 1926 Biltmore Country Estates, which were adapted into year-round homes after World War II. The late-1950s zoning for one-, two-, and five-acre lots suggests a prevalence of private well and septic systems, meaning ejector pumps and drain tile installations must account for septic capacity and well equipment. Homes in the Wynstone golf-course community, which grew from the late 1980s, generally offer more modern construction with better egress options and less intrusive mechanicals. Given that the village has no municipal system, every basement project must carefully integrate plumbing additions with existing private well and septic fields, or the Wynstone private utility, from the outset.
Basement finishing projects in North Barrington require permits from the Village's Building Department, specifically for structural changes, electrical wiring, plumbing installations, and egress window additions. GS Construction & Remodeling handles the full permit application process and coordinates all necessary inspections with B&F Technical, ensuring every phase meets local building codes.

Our project turned out better than we expected and as things were going along, we added more projects. Patryk, Greg and their team did a fantastic job. They were always so nice to work with, even suggesting things which was helpful. They never left a project until they thought it was perfect. We did a full kitchen remodel, even closing off a window to move a fridge and pantry to the other side to allow more cabinets and much needed counter space. They widen the entrance and the kitchen seems so much bigger. We think it’s Beautiful! They did laminated floors throughout the first floor, painted all walls and new baseboards. They created a wine bar which was just a cubby hole. They put in a pantry like cubby hole in our laundry room and added cabinets and above wall unit. One of the projects we had them add is new wooden stairs to the 2nd floor, white spindles and railing that curves instead of a wall and laminate floors on the 2nd floor. Other odd and ends that they never hesitated to do. We appreciate all they have done in our home, To us, it’s amazing how nice it is and how it should have been all the years we have lived here. Its exciting to show it off, it feels like a new house. These guys are amazing and would definately recommend them to anyone. Very reliable and easy to get in contact with when needed.
