Home additions in Rolling Meadows, IL
Expanding your home in Rolling Meadows often means transforming those charming mid-century ranches and later split-levels into spacious, functional dwellings. Many of the original Kimball Hill ranches, with their compact footprints, benefit significantly from additions that reimagine the living experience. Whether it's extending a kitchen, adding a new family room, or even building upwards with a second story, these projects directly address the desire for more open layouts and contemporary amenities. Our work respects the established character of Rolling Meadows' neighborhoods while integrating seamlessly with your existing structure, enhancing both curb appeal and interior flow. We specialize in designing additions that not only provide needed space but also complement the architectural style prevalent across the city's diverse housing stock, from the 1950s ranches to the 1970s split-levels.
What Rolling Meadows homeowners ask for
Rolling Meadows homeowners frequently seek family room additions, creating larger gathering spaces that integrate with existing living areas or open-concept kitchens. Second-story additions are particularly popular for ranches, providing new bedrooms, bathrooms, or even a primary suite without sacrificing valuable yard space. We often design bump-out additions to enlarge kitchens or create dedicated dining areas, expanding on the original, often smaller, footprints of these homes.
About Rolling Meadows
Rolling Meadows was built as a mid-century experiment in affordable homeownership, a vision that continues to shape its character and makes it a prime location for thoughtful home renovations. From the compact ranches near Kirchoff Road to the split-levels and townhomes that emerged later, the housing stock of Rolling Meadows consistently presents opportunities for thoughtful, value-adding renovations that enhance both functionality and aesthetic appeal, ensuring homes continue to serve their residents for generations.
Builder Kimball Hill began raising two- and three-bedroom ranches here in 1953 at a remarkable pace of twenty houses a week, and roughly 700 had sold by the city's 1955 incorporation. These original Kimball Hill ranches still anchor the neighborhoods around Kirchoff Road and Kimball Hill Park, forming the core of many established residential areas. The 1960s and '70s saw an expansion of the housing stock, adding split-levels, townhomes, and condominiums, offering a diverse range of properties for different lifestyles. The Golden Corridor along Golf Road grew into a major office district during this period, bringing jobs and further solidifying Rolling Meadows as a desirable place to live and work. With highly regarded District 15 elementary schools, Rolling Meadows High School in District 214, and quick access to major thoroughfares like Route 53 and I-90, the city offers excellent educational opportunities and convenient commutes. The Salt Creek bike path offers recreational opportunities, further enhancing the quality of life.
The rapid construction of Kimball Hill ranches in the 1950s suggests a consistency in original lot sizes and setbacks, which directly impacts the available space for additions today. The subsequent expansion in the 1960s and '70s with split-levels and townhomes introduced diverse foundations and rooflines, requiring careful planning to ensure seamless tie-ins for new structures. The lack of widespread historic district designations means the village's review of exterior changes focuses more on zoning compliance and structural integrity than on stylistic mandates for most residential properties. The growth of the Golden Corridor into a major office district indicates that many residents value a home that offers a sanctuary, influencing demand for additions that create comfortable, well-designed living areas. Lot constraints, especially in the earlier ranch developments, often necessitate designs that maximize existing footprints or build upwards, making second-story additions or thoughtful bump-outs popular choices.
For home additions in Rolling Meadows, the Community Development Department reviews plans for structural integrity, zoning compliance, and ensures proper tie-ins for new electrical, plumbing, and HVAC systems. GS Construction & Remodeling expertly navigates the online permit application process, handles all required document submissions, and coordinates every necessary inspection from foundation to final occupancy.

Using Houzz to find a great contractor who could complete work on 2 small bathrooms, I contacted GS Construction. Greg & Patryk arrived the next early evening to look at my projects. They are courteous and professional. Patryk sent me a detailed estimate by the next evening. After answering all my questions, a date was determined to being construction. Bath #1: Completely gutted and reconstructed. Every thing was taken. The low ceiling in the bathroom was raised by 1 foot, along with installing recessed lighting. The tile work was excellent. LOVE IT. (before and after photos) Bath #2: The shower stall had been remodeled the previous year but was constructed wrong, hence water was leaking onto the floor. The walls were taken out and new walls installed, along with new tiled walls and shower floor. All is perfect! I cannot say enough words about the excellent work performed by GS Construction. I highly recommend this company for any project.
