Basement finishing in Rolling Meadows, IL
Basement finishing in Rolling Meadows transforms underutilized lower levels into vibrant, functional extensions of the main living space, a common and highly effective renovation strategy for the town's diverse housing stock. For the original Kimball Hill ranches, converting a damp, often unfinished cellar into a family room or additional bedroom significantly expands the home's footprint without altering its exterior. Split-levels and 1970s homes frequently feature larger, more accessible basements that lend themselves well to creating dedicated entertainment zones, home offices, or even in-law suites. This type of remodel is particularly impactful in Rolling Meadows, where maximizing existing square footage is often preferred over extensive additions, especially on older, more compact lots. We often see projects that aim to integrate the basement seamlessly with the upstairs, making it feel like a natural part of the home rather than a separate, secondary space.
What Rolling Meadows homeowners ask for
Rolling Meadows homeowners frequently request finished basements that include a dedicated home office or a quiet study area, reflecting the town's professional workforce. Recreation rooms with custom built-ins for media centers are also highly sought after, especially in homes with growing families seeking additional gathering space. The inclusion of a new three-piece bathroom is a common request, adding convenience and increasing the basement's functionality as a standalone living area.
About Rolling Meadows
Rolling Meadows was built as a mid-century experiment in affordable homeownership, a vision that continues to shape its character and makes it a prime location for thoughtful home renovations. From the compact ranches near Kirchoff Road to the split-levels and townhomes that emerged later, the housing stock of Rolling Meadows consistently presents opportunities for thoughtful, value-adding renovations that enhance both functionality and aesthetic appeal, ensuring homes continue to serve their residents for generations.
Builder Kimball Hill began raising two- and three-bedroom ranches here in 1953 at a remarkable pace of twenty houses a week, and roughly 700 had sold by the city's 1955 incorporation. These original Kimball Hill ranches still anchor the neighborhoods around Kirchoff Road and Kimball Hill Park, forming the core of many established residential areas. The 1960s and '70s saw an expansion of the housing stock, adding split-levels, townhomes, and condominiums, offering a diverse range of properties for different lifestyles. The Golden Corridor along Golf Road grew into a major office district during this period, bringing jobs and further solidifying Rolling Meadows as a desirable place to live and work. With highly regarded District 15 elementary schools, Rolling Meadows High School in District 214, and quick access to major thoroughfares like Route 53 and I-90, the city offers excellent educational opportunities and convenient commutes. The Salt Creek bike path offers recreational opportunities, further enhancing the quality of life.
The original 1950s Kimball Hill ranches often feature lower ceiling heights and may require drain tile installation due to older construction practices and the local ground conditions around Salt Creek. Later 1960s and 1970s split-levels and other homes typically offer higher ceilings and more accessible layouts, but mechanical systems may still be centrally located, requiring strategic design. Egress window installation is a common consideration across all eras to meet modern safety codes, particularly given the compact lots in earlier developments where additions are challenging. Ejector pumps are frequently necessary in homes with city sewer to manage below-grade plumbing fixtures, especially with the blend of Lake Michigan and local well water sources. The robust city water and sewer infrastructure, with no reported lead service lines, simplifies plumbing tie-ins for new basement bathrooms.
Basement finishing projects in Rolling Meadows require specific inspections for structural alterations, electrical wiring, plumbing rough-ins, and insulation, all managed through the Community Development Department. GS Construction & Remodeling handles all necessary permit applications and coordinates every inspection phase, ensuring full compliance with city regulations.

Using Houzz to find a great contractor who could complete work on 2 small bathrooms, I contacted GS Construction. Greg & Patryk arrived the next early evening to look at my projects. They are courteous and professional. Patryk sent me a detailed estimate by the next evening. After answering all my questions, a date was determined to being construction. Bath #1: Completely gutted and reconstructed. Every thing was taken. The low ceiling in the bathroom was raised by 1 foot, along with installing recessed lighting. The tile work was excellent. LOVE IT. (before and after photos) Bath #2: The shower stall had been remodeled the previous year but was constructed wrong, hence water was leaking onto the floor. The walls were taken out and new walls installed, along with new tiled walls and shower floor. All is perfect! I cannot say enough words about the excellent work performed by GS Construction. I highly recommend this company for any project.
