Evanston Kitchen Remodeling

GS CONSTRUCTION & REMODELING

GS Construction & Remodeling has remodeled kitchens for Evanston homeowners since 2015. Gregory and Patryk are a father-son team with more than 40 years between them, and one of them is on your job personally.

A Evanston kitchen usually takes 8–12 weeks, and Greg or Patryk is here for those weeks — not a project manager passing your questions along. We pull the Evanston permits, bring in the trades we've worked with for years in the right order, and price every line of it before demo day.

  • Free in-home estimate from an owner, not a salesperson
  • Itemized scope — labor, materials, demolition and disposal, line by line
  • Building, plumbing and electrical permits pulled with Evanston
  • Workmanship warranty on every kitchenour commitment never expires

Kitchen remodeling in Evanston, IL

GS Construction provides expert remodeling services to homeowners in Evanston and throughout Cook County. With decades of experience, we specialize in transforming kitchens, bathrooms, and entire homes to meet your unique vision. We're a family-owned contractor dedicated to quality craftsmanship.

Evanston remodels differently than the villages to its north: it is a full-sized city of Victorian-era frame houses, foursquares, and greystones in the Lakeshore and Ridge historic districts, 1920s brick around Central Street, and postwar stock farther west. Four local districts — Lakeshore alone counts 765 contributing structures — plus landmarks like the 1894 Dawes House put exterior changes under Preservation Commission review, while interior kitchen, bath, and basement remodels proceed on standard permits. Older systems set the agenda: plaster walls, knob-and-tube-era wiring, and lead service lines the City is replacing block by block through its annual water-main program, free to owners in project areas — worth checking before basement work. GS Construction handles kitchens, bathrooms, basement finishing, additions, and full-gut renovations across the city, from the Main-Dempster Mile's walkable southeast to homes near Northwestern and the Grosse Point Lighthouse. The Purple Line and three Metra UP-N stops connect it all; teens attend ETHS.

Zoning is quietly redrawing what we can build on an Evanston lot. Since a unanimous September 2020 ordinance, accessory dwelling units are allowed by right citywide — no special-use hearing, no owner-occupancy rule, detached backyard units up to 1,000 square feet — making coach-house and garage conversions practical projects, though rental ADUs must pass city inspection and registration. Teardown math runs the other way: the affordable-housing demolition tax, a $15,000 base for a single-family structure that rises with inflation, tilts owners toward gut renovation and additions instead of demolition. More change is coming: the Envision Evanston 2045 comprehensive plan, adopted on a split council vote in January 2026, calls for a full zoning-code rewrite — now underway — and the city's earlier draft code proposed two-to-four-unit buildings by right where only single-family homes stand today, so duplex conversions could follow. And in the Fifth Ward west of Mason Park, where tightly spaced brick bungalows reflect decades of segregated housing policy, the city's Restorative Housing reparations program has distributed $25,000 benefits that recipients can put toward home repairs and improvements. We price and plan projects with all of this in mind — sometimes the smartest move is a second unit, not a bigger house.

Evanston permits & building codes for kitchen remodels

Evanston runs permitting through its Accela Citizen Access portal (permits.cityofevanston.org), where building permit applications, contractor registration, and inspection records are all handled online through the City's Permit Desk. If a property is an Evanston landmark or sits in one of the four local historic districts, exterior changes require a separate Certificate of Appropriateness from the Preservation Commission — interior remodels generally do not trigger it. GS Construction manages the full permit process on every Evanston project, from portal submittal and contractor registration through final inspection.

How your Evanston project runs

Process

The same six stages on every job — free in-home estimate through warranty.

1

Free in-home estimate

Greg or Patryk — the owners, not a salesperson — walk your space, take real measurements, and give you honest feedback on what your budget buys.

2

Itemized scope & contract

Labor, materials, demolition and disposal priced line by line, not one mystery number. Payment terms and warranty are in the written contract.

3

Design & selections

Bring your own designer, use our architects and designers, or choose everything yourself. Selections are scheduled ahead so lead times never stall the site.

4

Permits & scheduling

We pull and manage building, plumbing and electrical permits with your village — typically 1–2 weeks — and hand you a written schedule before demo day.

5

The build, owner-supervised

Long-standing trade partners working in sequence under daily owner supervision. Your client portal shows the schedule, change orders and current balance.

6

Walkthrough & warranty

We walk the finished job together, close out every punch-list item, hand over manufacturer paperwork, and your written workmanship warranty starts. Our commitment never expires.

My designer and I chose GS Construction for the rehab of my kitchen and other small projects in my newly purchased condo. They were recomended by a client of the designer, Mark Zancanaro Design, who raved about their professionalism and communication, as well as their skill. It was the best decision I made. Greg and Patryk were prompt, courteous and extremely knowledgeable. They listened to what I wanted and their attention to detail was greatly appreciated. They were not satisfied until everything was absoutley perfect. I would highly recommend them to anyone looking for a reliable and skilled construction company to complete any size project in their home or office. They will definitley be called for any future projects in my new home.
