Home additions in Western Springs, IL
Expanding your footprint in Western Springs often means thoughtfully integrating new space into existing architectural styles. Homes in Old Town, with their Victorian charm and more defined rooms, typically see additions focused on seamless transitions and preserving historical character, perhaps extending a kitchen or adding a dedicated mudroom. For the Craftsman bungalows and traditional two-stories in Field Park and Ridge Acres, additions frequently aim to modernize layouts, adding family rooms or primary suites that complement the original craftsmanship. The mid-century ranches and two-story homes of Ridgewood and Springdale, often on more generous lots, are prime candidates for significant expansions, adding new wings or second stories to accommodate growing families. Even newer homes in Timber Trails, while already spacious, sometimes receive tailored additions to create specialized spaces like home offices or larger entertainment areas. Our home additions in Western Springs transform residences by addressing common layout limitations and expanding functional living areas.
What Western Springs homeowners ask for
In Western Springs, homeowners frequently request rear additions to expand kitchens and family rooms, particularly in homes with smaller original footprints. Primary suite additions, often incorporating walk-in closets and luxurious bathrooms, are common requests to update and enhance existing bedroom wings. We also see demand for second-story additions on single-story homes, especially mid-century ranches, to add multiple bedrooms or convert to a two-story layout.
About Western Springs
Western Springs, a community with a rich architectural tapestry, grew in distinct rings, each presenting unique remodeling opportunities. This diverse housing range maps neatly to what GS Construction does.
The village’s heart, Old Town, emerged from the 1870s around the iconic 1892 limestone Western Springs Water Tower at Tower Green. Further out, areas like Field Park and Ridge Acres were platted from land once held by Marshall Field, offering homes that often reflect early to mid-20th-century styles, from Craftsman bungalows to more traditional two-stories. Forest Hills, known for its deep front lawns, typically features larger, more stately homes from the mid-20th century, often with robust construction and a layout that lends itself well to open-concept transformations or significant additions.
The postwar boom brought the Ridgewood and Springdale neighborhoods, built on former farmland between 1955 and 1973. These areas are characterized by mid-century brick ranches and two-story homes, often with full basements ripe for build-outs. More recently, Timber Trails, new construction on the former country club site since 2005, offers contemporary homes that, while newer, still benefit from whole-home updates as families settle in and personalize their spaces. The downtown area, anchored by the Western Springs Metra station (BNSF Line) along Hillgrove Avenue, remains a vibrant hub, and proximity to this amenity often influences renovation decisions, with homeowners looking to enhance their living spaces to match the convenience and charm of village life.
The tightly platted lots of Old Town, emerging from the 1870s around the 1892 water tower, often present challenges for additions due to smaller footprints, requiring careful design to integrate new space while preserving Victorian-era charm and intricate details. Conversely, areas like Ridgewood and Springdale, built on former farmland between 1955 and 1973, offer more generous lot sizes, readily accommodating significant expansions to their mid-century ranches and two-story homes. Additions to homes in Field Park and Ridge Acres, platted from Marshall Field's land, must consider early to mid-20th-century styles, tying into Craftsman bungalow or traditional two-story roof lines and foundations. Forest Hills' mid-20th-century homes, known for robust construction and deep front lawns, are well-suited for additions that facilitate open-concept transformations. Although Western Springs lacks a comprehensive historic district ordinance, significant exterior changes or additions, especially in older areas, still benefit from careful consideration of neighborhood aesthetics and village guidelines to ensure a smooth permit process.
Home additions in Western Springs require comprehensive permit review, with structural, electrical, plumbing, HVAC, and foundation inspections at various stages. GS Construction & Remodeling expertly navigates the full application process and coordinates all necessary inspections with the village's Community Development Department.

I cannot say enough good things about GS Constructions / Greg and Patryk Szady. From the start, their proposal and cost estimate was broken down, item by item, which most contractors don't do. It allowed us to alter our project to fit our budget. Patryk also took the time to explain costs to us and help us get what we wanted for the price we could afford. Once we hired GS, they kept to their timeline, and they focused on our project. Each day we knew when to expect workers (who came on time!) and at the end of each day, we could see real progress. The crews that came to do the work were courteous, respectful of our space, and they cleaned up after themselves. Patryk and Greg didn't just show up once or twice; they were there throughout the project, and were alway helpful in answering questions, addressing concerns, and making it feel like my project was their main focus. Most importantly, the finished product was beyond our expectations. Patryk and Greg really pay attention to detail and are willing to go the extra mile to make things perfect. From exact tile or light placement, to thinking about how cabinets will sit near a doorway, to vent color, they thought of and addressed issues I hadn't even considered, and they made it look perfect, even when that meant more work for them. When I picked a paint color I ended up not loving, they offered to repaint even though it was my mistake. When I picked a wall mounted faucet known for being difficult, they spent hours trouble shooting water pressure and placement in order to get it just right. When the project was all done, Patryk and Greg followed up a few weeks later to make sure we were happy, and come back and address small punch list items that we realized only after living in the space again. It is this kind of attention to satisfaction and attention to detail that is rare to find in this industry, and it makes Patryk and Greg an absolute pleasure to work with. I have recommended them to others we have been equally happy. TL;DR: GS Construction was on time and on budget, and their prices are competitive and fair. Their work was absolutely beautiful, and we couldn't be more pleased. After this experience, I honestly would not use anyone else. I will be a returning customer for life.
