The housing stock leans mid-century — including more than 40 nature-infused modernist houses designed by architect Edward Humrich in the 1950s and '60s — alongside later ranches and custom builds along Riverwoods Road and Portwine Road. Most of the village is on municipal Lake Michigan water purchased from Northbrook, but some homes still run private wells with a village-required annual test, something we confirm before a kitchen or bath project moves plumbing. GS Construction remodels with that context in mind: kitchens, bathrooms, basement build-outs, additions, and whole-home renovations sympathetic to Humrich-era architecture. Families are served mostly by Deerfield District 109 schools and Deerfield High School, with portions attending Stevenson, and Metra's Milwaukee District North nearby in Deerfield.

Riverwoods permits & building codes for remodeling projects

The Village of Riverwoods Building Department requires permits for renovations, additions, structural changes, demolition, decks, siding, and window or exterior door replacement, with plan review handled through the office of the Village Engineer. Exterior projects also need an up-to-date plat of survey and certificates of insurance for every contractor naming the Village as additionally insured. Uniquely for Riverwoods, removing any tree or shrub larger than 1.5 inches in diameter takes a separate Tree Removal Permit reviewed by the Village Ecologist, and no more than 20 percent of a lot's protected woodland may be removed. GS Construction manages the entire permit process — building application, plans, tree review, and inspection scheduling — from start to finish.
